We will meet with you to see your project vision, hear your ideas, and answer questions about the work involved. When someone becomes a client, we work closely to develop a project plan that accommodates their life and family obligations. This includes reviewing client goals, project requirements, time frames and design fees. NOTE: Supplying us with sample floor plans, sketches, square footage/room sizes, interior/exterior pictures and land survey allows us to more accurately develop your project, estimate time frames and supply a fee structure.
After our initial consultation, we will meet again to review preliminary floor plan(s) that outline all the items previously discussed. This provides us with a “starting point” for your project to take shape. During this meeting, we will address any changes or questions you may have about the schematic design. Noting all change requests and in discussion with you, we will then provide 1-2 revisions to perfect the layout.
This is where Paling Design really gets to work! We develop the floor plan(s), exterior elevations, and foundation (basement) plan to further describe the characteristics of the project. We will then meet with you again so you can review development drawings. Again, we will provide 1-2 revisions on each phase of the development to meet your approval and only move forward when you are 100% satisfied.
We then prepare your construction documents, including details and specifications to obtain your building permit so construction can begin. You will receive a full set of the construction plans for final review and last minute changes. We then produce three sets of full-scaled prints and two 11x17 sets of prints. These will have the signed designer form, energy efficiency forms with Registered BCIN number, and a digital PDF file.
Varying client time restraints, high/low work loads, and the inability to predict the amount of revisions required for each plan means there is no “one-size-fits-all” time-frame. Please allow a minimum of 6-8 weeks for steps 1-3 and additional time to complete the final construction drawings.
